List for Less is not a limited brokerage and we do not offer tiered package pricing. If we agree to list your home you will receive the same full service as any other brokerage would give you for less money. Your property will be listed in all the MLS systems available for the area. Listings will syndicate out to many online real estate sites and we will place detailed social media ads. Agents will be ready at all times to take the calls, schedule showings, negotiate offers and assist you with all the required steps to get you to the closing table. Our goal is to stay busy and save you money selling your property not just drop off a sign!
We can list any residential and recreational properties. This includes an empty lot, farms, recreational and homes. When listing vacant property the goal is to do as much research as possible upfront and be able to answer the questions and hopefully shorten the time a potential buyer would need for studies before going to closing. Some of these would include available surveys, old site plans, septic permits, well permits, environmental impacts, flood hazards, set backs, restrictive covenants ect. For some vacant lots we have builders that can price out a home for your lot and we can list it two ways. It can be listed as the vacant lot and also as a "to be built on your property". Please inquire for more detailed information on this process. Over the years we have found lots move quicker most of the time as a home package but no worries as you would close your lot first, get paid and would not be a part of the rest of the build.
When selling your property in NC you will be responsible for any taxes owed, transfer fees and attorney fees. In other instances there might be other fees associated with closing, specific to your property. We will provide you with the best detailed breakdown per your sale to help you understand what to expect at closing.
Every property sale is different and fees are based off of the current situation and unique services agreed upon at the time of assessment. All listing agreements and terms are to be in writing before the listing of the property. We will meet with you and see what we can do to help you save the most money selling. There are no set rates or fees on services and all is considered negotiable.
Due to the initial time and investment to prepare and list your property correctly we ask for at least a five month commitment to our firm. We treat all of our clients the same and advertise the same regardless if it is a 50k lot or a 750k home and we need the time to do it properly. We also understand that circumstances arise in our daily lives that can change plans instantly and assess this on a case by case. We are not here to keep you in a contract but to help you achieve your goal of selling your property and keeping more equity in your pocket in the process.
List for Less NC does not currently hold a license in Virginia. However, we have affiliated agents and brokerages in the state who are licensed and can assist you in most areas of Southeastern Virginia.
